In this case, the tenant must immediately reimburse the lessor, at the landlord`s request, the payment as well as any penalties paid by the landlord. In the event that one of the public service companies mentioned above is not levied specifically on or for the premises, the tenant must pay the landlord, as additional rent, a percentage of the aforementioned benefits collected on the building to which the premises belong.
4. USE, SUBLET, ASSIGNMENT: The premises are used and occupied as private detached houses (list of individual names): and not others. The Tenant will not allow the premises to be used for illegal purposes or purposes that damage the reputation of the premises or the neighbourhood and do not allow the premises to remain empty or unoccupied for more than thirty (30) consecutive days. The tenant will not allow the premises to be used for purposes that increase the insurance rate, or for any purpose other than that indicated in the insurance rate. The tenant will not give up this rent without the landlord`s prior written consent, nor will he sublet the premises; Such consent is not unduly accepted. The lessor`s agreement in this case will not waive the landlord`s right to refuse transfers or subletting after the fact, nor will the landlord`s consent absolve the tenant of liability under this tenancy agreement. 5. POSSESSION: The landlord will launch a tender for the ownership of the premises no later than the beginning of this rent.
The property is deemed to be granted when the landlord hands over the keys to the vacant premises to the tenant.
